A major building project rates high on the list of life’s most stressful tasks. We’ve all heard the horror stories that cause racing pulses at the mere thought of contractors taking over your home. The last thing you need is a builder who complicates the build process or doesn’t communicate with you enough. The right builder with a defined build process is the holy grail to not only survive but even enjoy your project.
Our build process is not like any other you’ll find among custom home or dual occupancy builders in Wollongong and the Illawarra. Our thorough and detailed approach from the initial consultation, through to handover and beyond, guarantees the most personalised build experience, budget certainty and constant communication.
Each project, each site and each client is unique. The purpose of an initial meeting with one of our Managing Directors is to ensure your needs and wants are properly understood before we start working on your new home. We will visit your block, talk with you about your plans, budgets and requirements and discuss our home build process.
Don’t Have Land Yet?
Be sure to consider things like block orientation, gradient, land covenants, easements and property boundaries because they will significantly impact the design, cost and construction of your new home. We can meet with you on site to assist and guide you with your land selection.
We work with our architect to draw up a preliminary plan for your new home. A tender (or proposal) is then presented to you with your initial design and a 3D concept. Our initial tender will not include site costs as they cannot be included until soil testing and contour surveys are completed. We discuss the proposal and design together. You have complete flexibility to change some parts or ideas that may not work or were too expensive. We will adjust the proposal and your design until you reach a budget figure you are comfortable with.
Once you have approved the preliminary quote and wish to proceed, we will undertake the soil testing and survey plan. You will then be given a firm quote for the construction of your new home that will include these site costs. Your initial deposit is now due. Upon receipt of your deposit, we prepare and submit the relevant forms and architectural plans for Local Authority Approval. This approval process can take anywhere between four to eight weeks and whilst we take every measure to expedite the process, we are unable to control this timing. We will address any variations brought about by Local Authority until we receive Local Authority Approval via DA or CDC. Once we have confirmed DA approved plans, we apply for a Construction Certificate.
After this extended consultation phase, you will have final DA approved drawings, colour selections, upgrades (if selected), time-frames and your final contract price. Here your final contract is completed and signed. Your full deposit is now due, construction will then commence within 20 working days.
Before we start building your new home, you will meet your Site Supervisor who will oversee the entire construction of your home. In this meeting, your Supervisor will outline the personalised construction program we have put together for you and be available to talk through any questions you may have.
Once you are comfortable with your site organiser and personalised build program, we begin construction on your new home. We keep the conversation going: Your Site Supervisor will maintain a regular dialogue with you throughout the process to keep you up-to-date. Throughout the journey of your build with Sky, we will provide you with weekly progress reports and photo updates.
We will meet you at your new home for the official handover where you will receive your keys and final certifications. Welcome to your new home.
